Home Buyers…Buying a new or pre-owned home? Protect yourself with an intelliSPECT home inspection!
Pre-Owned
Take the emotion out of the purchase. Know exactly
what you are considering buying.
An Intellispect home inspection provides the following:
- Pertinent information to make the best purchasing decision based on the factual condition of the property, not on the location, size or features.
- Alerts you to potentially costly repairs needed now or in the near future.
- Provides information on components not meeting current standards (electrical, plumbing, HVAC, etc.)
New Homes
For a relatively low cost, a professional inspection of your new home can pay big dividends in peace of mind and convenience by identifying problems prior to actually owning the home.
Let’s face it; most builders today are young, inexperienced workers who are really schedulers and expediters. They are too busy overseeing multiple homes to perform quality assurance inspections and to make sure standards are being met. The municipal inspectors that inspect some of the systems are overworked public servants that typically spend less than 15 minutes in the house, per inspection and the third-party inspectors are paid for by the builder. They know not to rock the boat, their livelihood depends on it.
Building a new home is a tremendously complex endeavor that involves the coordination of many, many contractors. To blindly believe that everything is being done correctly is naive and financially irresponsible. You are all alone in this project, unless you hire a knowledgeable, respected new construction inspection specialist to look after your interests. You will lose any leverage you may have had after close of escrow. The time to inspect is prior to closing.

Consider this…
Most home inspections cost you nothing and will actually save you money in the long run. In most transactions, an allowance is made to repair or replace some of the items discovered during a home inspection. If you do not have an inspection, these problems will not surface and you have nothing to base renegotiations on. Also, not having an inspection will likely cost you money when you sell. The buyers home inspection will undoubtedly turn up items that should have surfaced during your purchase of the home, had an inspection been performed. The only difference is that now you will be paying for it.
